We are reminding all tenants to contact the RCMP to report any illegal activity. \nEnsuring the front/ back decks & carports are clear and uncluttered will reduce unwanted interest and promote a safe environment for all residents. These sources are bird feeders\, garbage and recycling left outside. Do not feed them- on purpose or by accident. SUMMARY:PBS newsletter spring 2023
DESCRIPTION:Warm Weather Reminder\nWe received a few calls from this property over the winter about the heat pumps and forced air furnaces. During the property management unit inspections\, we taped a simplified instruction sheet inside your mechanical room doors. Please take a look at these simple instruction for your heat and cooling sources. \n\nAs it gets warm\, please do not apply tinfoil or other materials to the window as it can cause the window seal to break.\nChildren’s pools have size restrictions (6ft wide by 16” tall) and must not be left unsupervised for the safety of all children on the property. The pools need to be emptied and put away every day.\nPlease note your site’s landscaping day. Ensure all tenant belongings are moved off the common spaces.\nDuring unit inspections we noticed a few bathrooms fans that have not been cleaned recently. It increases the efficiency when they are clean.\n\nA few observations from our landscaping team:\n\nsomeone tried to start a small fire by the garbage. It looked like they were trying to create a mini fire pit. Very dangerous.\nLandscaping rocks are being scattered on the grass. This creates 2 issues- costly damage to our landscaping equipment & extra time for our team to walk the whole lawn before mowing.\n\nA reminder that parents are responsible for their children’s activities on the property. \nThank youIf you have any questions call the office778-478-1001

SUMMARY:Gordon Recycling Reminders/Instructions
DESCRIPTION:Hello\, \nAs I am sure you are all aware there is an overflowing of recycling at the property. A few things that may help: \n\nPlease make sure that ALL boxes are broken down before putting them in the bins. This includes small boxes as well (i.e.: cereal\, kleenex etc.). It may seem minor\, but this makes a big difference.\nNEW – If you have large boxes\, please break them down as well but leave them in the large box in the carport area that has been provided.\nIf the bins are full\, please do not put your items in so that they are overflowing and falling out. This creates a mess. Put a box in your front closet to store recyclables until there is room. Recycling is typically picked up every second Friday.\nDo not put any garbage in the recycling bins or recycling in the garbage bins. Also is you have items that are not regular household garbage or recycling please take off site to the appropriate site for donation or disposal. If you do not have a way to do that\, please contact myself or Gill for assistance.\n\nThank you so much for your cooperation as we work to keep the property in good condition for all \nShannon SherstobetoffSociety of Hope\, Property Manager

SUMMARY:Recycling and Garbage Collection
DESCRIPTION:Dear Residents\, \nProper separation of recyclables and household waste have been required for some time now. Recently the Regional District has begun enforcing serious fines for recycling bins contaminated with items that are not acceptable and garbage bins containing recyclable items. \nEvery time a bin is picked up containing items that are not separated properly or containing items that are not-acceptable\, the Society of Hope is being charged extra for the pickup. These fines are extremely costly to the Society of Hope and can add up to several thousand dollars across our properties which reduces the Society’s ability to provide affordable rental housing to our residents. \nWe are asking each resident to assist in reducing these unnecessary costs by taking the time to properly separate recyclables from their household waste\, refrain from disposing items that are not-acceptable\, and to ensure cardboard boxes are being flattened. \nThe most common offending products in the recycling bins that we are being fined for are plastic bags. Plastic bags are not permitted in recycling bins. Many people are mistakenly using clear blue recycling bags or repurposed plastic shopping bags to dispose of their recycling HOWEVER\, these bags are not supposed to go into recycling bins. Recyclable items should be collected and then placed loose in the recycling bin on your site. \nOn the back of this notice please find a list of APPROVED RECYCLABLES and also a list of items that are NOT-ACCEPTABLE. Please keep this list available\, we are asking each person to do their part to be responsible recyclers and help the Society to avoid unnecessary and costly fines. \nThank you for your help\,The Society of Hope

SUMMARY:Tenant notice: Apple Valley bird feeders and bird seed
DESCRIPTION:Society of Hope staff have noticed areas around the property where tenants are throwing bird seed into landscape beds. Bird seed is an attractant for rats and other vermin and once a feeding pattern is established these creatures will begin nesting on the property. \nBird seed and/or bird feeders are not permitted on your deck or on the property at any time.\nPlease DO NOT feed the birds or throw bird seed into landscape beds. Leftover seed attracts pests and will germinate causing landscape damage. Please adhere to these guidelines and keep our property rat and pest free.Should you have any questions regarding this please feel free to contact the Society of Hope at 778-478-1001. \nThank you – Society of Hope maintenance department
